What are the requirements to live in these buildings?
  • You or a member of your household must be at least 62 years old or older.

  • You must pass a criminal background check, credit check, and rental history verification.

I am 62 years old, but my husband / daughter is younger. Can he / she live with me?
Only one member of your household must be 62+ as long as everyone meets the rest of the requirements for our community. We will use the combined income of all adults who will live with you to determine if you are low-income and how much your rent will be.

What does "low-income" mean? How much can I make and still live in these buildings?
The government sets income requirements each year based on the typical family's income in the DC Metro area, with adjustments for the size of the family. This is called Area Median Income, or AMI.

Most of our apartments are reserved for households that earn less than 50% or 60% of AMI. AMI changes a little every year, so be sure to ask what the newest income limits are if you are thinking about applying. For 2011, the income limits are:

How much is rent?
For most of our apartments, rent is based on 30% of your household income. For example, if your income is $15,000 you will not pay more than $375 per month for rent. If more than one person lives in your apartment, your combined income will be used to determine rent. You may be able to deduct certain things like medical expenses or utilities.

Can I have pets?
We allow residents to have a small dog or cat.

What kind of services do you offer?
The properties offer many amenities such as community rooms where residents can socialize, fitness centers, computers with internet access, and laundry facilities. Staff often plan activities, and are always happy to help residents identify any resources they may need.

These communities are intended to serve seniors who can live independently. If you regularly need assistance with personal care, housekeeping, preparing meals, or other elements of your daily life, one of our assisted living communities might be a better fit for you.

Each community handles its own leasing, so you should contact the properties directly to apply for a unit. The contact information can be found here. If a community does not have an apartment available right away you can put your name on the waiting list and they will contact you as soon as something is available.
